Looking for Land

Acquiring forward building land is one of Benfield Homes areas of special expertise.

Much of our land is acquired by negotiation and includes:

  • Readily developable land with planning permission and infrastructure.
  • Possible future development land where issues such as infrastructure and planning needs to be resolved.


We have an extensive and successful track-record in dealing and often overcoming potential forward development land problems and thus achieving an uplift in land asset value for landowners. Our experience includes bringing forward many difficult and brown field sites.

Depending on the size of the site, location and other factors, we may bear the costs involved such as fees for planning, specialist consultancy, architecture and own in-house expenses, in exchange for a pre-agreed Legal Option.

This can guarantee the Land Owner a specific sale price if we overcome the infrastructure and planning problems to our satisfaction within an agreed timescale.
If we do not purchase the land within the Option period, the fee paid remains with the Land Owner who is then free to offer the land elsewhere, if they so choose. In effect, the Land Owner can have a deal which is ...“heads you win and tails you win"...
