From Reservation to Completion
At Benfield Homes we aim to make the whole purchasing process as smooth as possible. Our experienced sales advisors will work with you, providing as much advice as you need to ensure your move is completed swiftly and within agreed time scales.
To help you with the purchase procedure of your new home, here are some simple steps to guide you through the whole buying process.
- Choose your Benfield Home – At this point you will be asked which plot you would like to reserve.
- Speak to a Financial Advisor – You may already have a financial advisor but if not our sales advisor will be able to put you in touch with an independent advisor who will be able to find out how much you can comfortably afford.
- Appoint a Solicitor – We recommend that you speak to a few solicitors to gain quotes for your conveyancing as they can vary in price. We can help you select a solicitor from companies who have worked with previous Benfield Homes purchasers.
- Reservation – All of our properties are reserved by completing a reservation form and by paying a deposit. (The amount will depend on the property you are reserving but are between £500 and £1000). At this point we will ask you for your solicitors and financial advisers details.
- Apply for Mortgage – You need to apply for your mortgage as soon as possible as they can sometimes delay exchange. You should have applied formally for your mortgage within a week of reservation.
- Make an appointment with your solicitor – You need to have an appointment with your solicitor at least one week before exchange. This is to sign your contract and to pay your exchange deposit (normally 10% of purchase price).
- Pre handover inspection – The sales advisor on site will contact you to make an appointment to view your property with the site manager. This time is used to show you how to use your appliances and check for any “snags” in the property.
- Exchange contracts - Your solicitor will exchange contracts with Benfield Homes and pay us your 10% deposit.
- Completion – At this point it will be time to move!. As soon as completion takes place you can pick up the keys to your new Benfield home. The site manager will be there to meet you , so he can give you your keys, check any work that needed to be carried out, has been and to read your meters.
- Moving in – so unpack your boxes and relax in your new Benfield Home!.
